An independent view, before you decide.
Buy now or wait? Let or sell? Is this price realistic? You don't need to instruct us to get an honest professional answer. Often one conversation is enough.
“If you don't need something, we'll tell you that too. It's part of the advice.”

Questions you'll get answers to
These are the questions people bring to us most often. If yours isn't here, that's fine too.
Based on your situation, interest rates and supply.
Duty, lawyer, moving, reserve: the full picture.
Transport, schools, noise, long-term value.
Yield, tax, risk and your own plans compared.
By goal, currency, horizon and access.
Price, risk, timing and running costs.
With comparable sales, not asking prices.
Deposit, deadlines, encumbrances. With our legal adviser.
What do you receive at the end?
A short, clear written summary you can come back to and share with your family, your bank or your lawyer. Fees: agreed in writing, up front.
- Day 1A short questionnaire and documents
Send what you already know: budget, goal, timeframe, properties or links you're considering.
- Week 1A longer conversation
60–90 minutes in person or by video. We go through your questions and tell you what we see.
- Weeks 1–2Calculations and groundwork
Costs, yield, market comparison; for legal questions Dr Georgina Gősi reviews the documents too.
- Week 2Written summary
With a recommendation and next steps. We talk it through on a short call if you have questions.
SampleReview: a first home in Budapest
Buy now or wait a year? Which district fits the budget?
Full budget, monthly cost at two interest rates, price per m² in three districts.
Recommendation and next steps, clearly, with dates.
After the consultation you get a short summary: what we looked at, what we suggest and what comes next.
The right person for your question
Choose when you book, or leave it to us. If your question spans several areas, two of us join the conversation.

Strategic questions: buy or wait, let or sell, which market.

Practical questions: neighbourhoods, realistic prices, viewings, preparing to sell.

Legal questions: title deed, encumbrances, deposits, draft contracts, procedures abroad.
Choose a time
Choose the kind of conversation you'd like and when suits you. We'll confirm by email and, if needed, agree another time.
About our consulting
Is the 30-minute call really free?
Yes. We don't ask for any payment details, and you don't have to instruct us afterwards. If we suggest further work after the call, we'll send a written proposal.
Is your advice independent if you also sell property?
In a consultation we're not trying to sell you a particular property. If we have an interest in a question, for example when it concerns one of our own listings, we say so up front.
Do you help with legal questions?
Our legal adviser, Dr Georgina Gősi, reviews the documents and explains the contract's risks. The sale contract itself is countersigned by a lawyer, which we coordinate.
Can I consult from abroad?
Yes, by video call. We send documents electronically and you receive the written summary by email.
How much does a detailed review cost?
We set the fee in writing after the introductory call, depending on the scope of the question. You know in advance what the review includes, what it costs and when it's due.
What if I don't want any further services afterwards?
Nothing happens. The written summary is yours to use whenever you like, even if you handle the purchase or sale another way.
