Selling your property

Sell your property at a realistic price, with fewer detours.

We name a price after an in-person visit, backed by comparable sales. Then we present the property with good photos, a floor plan and video, and only bring serious buyers to view.

  3. An in-person visit, then a written price recommendation
Valuation

What is your property worth?

Five short steps. You don't need to know everything exactly; we'll go through it together on the visit.

  • We back our price recommendation with comparable sales data.
  • We also tell you what's worth fixing before the sale, and what isn't.
  • The valuation is free and commits you to nothing.

How we price

The price comes from three sources

We don't start from the asking prices next door, because those are hopes, not sales. You get the price recommendation in writing, with the workings.

01

Actual sales

Similar properties sold in recent months, in the same area.

  • size, floor, condition
  • sale price and date
  • our own transactions
02

Today's competition

What your property competes with when a buyer searches today.

  • asking prices, price per m²
  • time on the market
  • price reductions
03

Adjustments

What makes your property better or weaker than the comparables.

  • view, balcony, lift
  • energy rating, running costs
  • state of the building
The written recommendation

You get a price range, not a single number.

What sellers get

Everything a good sale needs, in one package

No need to find a photographer, a floor-plan maker and advertising channels yourself. We handle it; you're only needed for the decisions.

Dining room staged for sale
Before the shoot we walk through the home and tell you what to put away or tidy up.

Photography

In daylight, with tidy rooms, showing the home as it really is.

More buyers click, and they know what to expect.

Floor plan

A clear, to-scale floor plan with room sizes.

Fewer wasted viewings, because the layout is clear up front.

Video

A short video walkthrough that buyers abroad or out of town can watch.

Distant buyers can enquire seriously too.

Targeted listing

On the major property portals and to our own buyer list, where the profile fits.

Seen by people searching for exactly this.

Organised viewings

We pre-qualify buyers on budget, financing and timing, and run the viewings.

You don't have to take every call.

Negotiation and contract

We negotiate the offers; our legal adviser prepares the contract with the lawyer.

Clear terms, fewer disputes before signing.
One point of contactThe same person throughout; you never repeat yourself.
Weekly feedbackHow many enquiries, what they said, what we suggest.
Qualified viewingsOnly people whose budget and timing fit.
Marketing plan

Where will buyers find your property?

Before the listing goes live, you get the marketing plan in writing: channels, timing, audience. Each week we report on what's working.

Hungarian portals

On the major Hungarian property portals, with featured placements where your buyers search.

  • Carefully written, accurate copy
  • Photos, floor plan, video

Our own buyers

Our buyer-representation clients and enquirers whose brief matches.

  • Even before the listing goes live
  • Budget and timing pre-checked

International buyers

Through our work in Dubai and Spain we also reach Hungarians abroad and international buyers.

  • English-language property sheet
  • Remote video viewings

Targeted online ads

On social media and our website, tailored to the area and the buyer profile.

  • Cost flagged in advance
  • We measure what brings enquiries
Presentation

Bright, tidy rooms in honest photos

Before the shoot we walk through the flat with you: what to put away, what to fix and when the light is best.

How the sale runs

Six steps to signing

From instruction to the listing going live usually takes about two weeks. After that, how long the sale takes mostly depends on price and market. If there's no serious interest after six weeks, we rethink price and presentation together.

  1. Week 0

    Valuation

Visit, comparable data, written price recommendation.

  2. Week 1

    Preparation

What's worth fixing and what to leave. Gathering the documents.

  3. Weeks 1–2

    Photos, plan, video

In one session, at a time that suits you.

  4. From week 2

    Listing and viewings

Targeted exposure, qualified buyers, weekly feedback.

  5. Once offers arrive

    Offers, negotiation

We compare offers on price, terms and certainty.

  6. As agreed

    Contract, handover

Deposit, sale contract, handover with a written record.

Honestly, about price
“We don't want to win an instruction with the highest promised price. An over-ambitious launch price can cost months, and in the end it often has to come down anyway.”

We base our recommendation on the actual sale prices of similar nearby properties, not on asking prices. If your expectation differs, we show you where the gap comes from.

What to prepare (Hungary)

  • Title deed (tulajdoni lap)If you don't have it to hand, we'll obtain it.
  • Energy performance certificateRequired on sale, and the rating must appear in the listing (Government Decree 176/2008). If you don't have one, we'll call in an assessor.
  • Service charge and certificate of no arrearsAvailable from the building manager.
  • Building documentsDeed of foundation, house rules, recent meeting minutes.
  • Plans or floor plan, if anyIf not, we'll produce one as part of the package.
  • For mortgaged property, a bank statementOf the outstanding balance, to clear the charge.
  • ID documents, Hungarian tax numberFrom every owner; spouse's or usufructuary's consent where needed.
  • For houses: occupancy permitAnd plans matching the actual layout; we flag any differences early.
  • Utility providers, latest billsFor meter readings and transfer at handover.
Tax on the sale

How much tax do you pay when you sell?

In Hungary, the gain from selling a property (the sale price less the acquisition value and documented costs) is taxed at 15% personal income tax. The longer you've owned it, the smaller the taxable share.

  • Deductible costs include, for example, the transfer duty paid on purchase, legal fees, value-adding works, advertising and the energy certificate, backed by invoices.
  • The income must be declared by 20 May of the year after the sale; the tax authority's pre-filled return doesn't include it.
  • Inherited or gifted property follows separate rules, which our legal adviser reviews.

Indicative summary of Hungarian personal income tax rules in force in 2026 (source: NAV, the Hungarian tax authority), not tax advice. For a specific case we work with an accountant or tax adviser. If you're tax resident elsewhere, your home country's rules may also apply.

Taxable share of the gain by years since the year of acquisition. After five years the sale is free of Hungarian income tax.
Questions

What sellers often ask

Do I have to give you a sole agency?

We decide that together in the first conversation. We explain the pros and cons, and record the chosen form in writing, together with the fee.

How long will it take to sell?

Nobody can know that for sure in advance. It mostly depends on price, condition and the market. We report weekly, and if the interest suggests a change, we'll propose one.

Can you sell an occupied or tenanted property?

Yes. We arrange viewings with the occupants or tenant, and set out the handover conditions in the contract.

Do you bring buyers from abroad?

Through our work in Dubai and Spain we're in touch with buyers abroad too. For them, the video walkthrough and floor plan matter most.

What is your fee?

We set the fee in writing in the sales agreement after the free valuation, together with the type of instruction. It states what the package includes, when the fee is due and what happens if the property doesn't sell.

Do I need an energy certificate just to advertise?

Yes. On sale the certificate must be handed to the buyer, and the rating must appear in the listing. If you don't have one, we order it from an assessor in the preparation week and tell you the fee in advance.

I want to buy again after selling. Can you coordinate?

Yes. We negotiate the handover date and payment schedule so your search for the next home can run in parallel. If you buy a new home within five years, Hungarian transfer duty may also be lower thanks to the home-swap relief.
