Property calculators: run the numbers, decide calmly.
Three simple tools to look past the asking price: how much money you really need, what is left of the rent, and how Budapest, Dubai and the Costa del Sol compare side by side. Every figure is an indicative estimate, and we show the source each time.
For a specific property we prepare an itemised cost list with our local lawyers.
Get a personal calculationNo new short-let accommodation can be registered in Budapest until the end of 2026, so here we only calculate long-term letting.
Gross yield is twelve months of rent divided by the price. Net yield is what remains after vacancy, costs and (if ticked) local tax, measured against the total outlay including buying costs. Hungarian tax, loan interest and exchange rates are not included.
For a specific home we build a base and a cautious scenario, with the real service charge.
Get a personal calculationPick up to three areas, from different markets if you like. Prices are converted to euros at the rate below; the area figures come from the tables on our destination pages.
Indicative, rounded rates. Type in today's rate and the cards update at once.
The price basis differs by market: actual sales averages in Budapest, transaction averages in Dubai, asking prices on the Costa del Sol. Yields are gross, before costs. Buying and yearly costs are market-level estimates, not per-area data.
We can also compare specific properties for you, with net yield and full cost.
