Property valuation in Budapest: what is your flat really worth?

What is my flat worth? Three kinds of valuation can give three different answers. We explain what each is for, what drives Budapest prices and when a professional valuation is worth getting.

"What is my flat worth?" It is the first question almost every seller asks, and there are surprisingly many answers. An online tool says one thing, the neighbour's listing another, and the buyer's bank valuer something else again. Each figure means something, just not the same thing.

This article explains the three kinds of property valuation in Budapest, what drives the value of a flat here, and why asking prices do not show the real market. It ends with a short list of documents that make any valuation more accurate. If you own in Budapest but live abroad, it should also help you make sense of the figures you hear from agents and banks.

Three kinds of property valuation in Budapest

1. Online estimates

Automated online estimates work from listing and transaction databases, using the address, floor area and a few basic details. They are quick and free, and useful for a first idea.

Their limit is that they never see the flat. They cannot tell whether the living room faces south or a dark courtyard, whether the bathroom is new or forty years old, or whether the building's facade has just been restored or the owners have just voted to fund a major renovation. In Budapest, where prices can vary a lot within a single street, that matters. Treat an online estimate as a starting point, not a price.

2. Agent market appraisal (comparative analysis)

An agent or adviser prepares this after visiting the flat and comparing it with similar properties that have actually sold nearby. A good appraisal gives you a range and a strategy, not just a number: what to list at, what to expect after negotiation and how long it might take.

The free valuation many agencies offer is usually this kind of appraisal. That is fine, but ask which comparable sales it is based on.

3. Bank valuation for a mortgage

If the buyer is borrowing, the bank orders its own valuation. It is triggered by the buyer's mortgage application, and the bank's aim is not to tell you what you could sell for, but to establish how much the property is worth as security for the loan.

That is why the bank's figure is often more cautious than the market price. If it comes in below the agreed price, the buyer gets a smaller loan and must either add more of their own money or renegotiate. A realistic asking price reduces this risk.

What drives the value of a Budapest flat?

Two flats that look similar on paper can be worth quite different amounts in Budapest. These are the key factors:

  • District and micro-location. Within a district, the street, transport, green space and noise all matter. Our guide to Budapest's districts describes their character.
  • Floor and lift. Ground floors and high floors without a lift tend to pull the price down; a higher floor with a lift pulls it up.
  • Light and orientation. Street or courtyard, south or north facing: this is what buyers feel first on a viewing.
  • Ceiling height. The tall ceilings of period buildings are valued by many buyers and can allow a mezzanine.
  • Condition. Bathroom, kitchen, wiring and plumbing, windows, heating.
  • The building and its service charge. A well-run building with a healthy renovation fund is worth more. A high service charge or a large upcoming renovation reduces value.
  • Balcony or terrace. Sought after in Budapest, especially in the inner districts.
  • Energy rating. More and more buyers look at running costs, and the rating must appear in the listing.

Why asking prices are not sale prices

The prices you see on property portals are asking prices: what sellers hope to get, not what flats sold for. Some listings are overpriced and stay online for months, which pushes the average asking price up. Actual sale prices are usually below asking prices; the gap is the negotiation.

If you want to do your own research, do not start from the most expensive listings. Watch which similar flats disappear quickly from the portals and which stay up for months, perhaps with several price cuts. Listings that vanish fast are closer to the real market level; those that linger are usually above it.

That is why a good valuation is built on transaction data and recently completed sales. The market's direction matters too. According to the MNB (Hungary's central bank) house price index, Budapest home prices fell 0.6% quarter on quarter in Q2 2026 but were up 8.3% year on year. Annual growth is still strong, but the quarterly figure points to a slowdown, and buyers negotiate more carefully than a year ago. You can follow the market on our Budapest page.

How the Otthon Start caps affect pricing

Under Government Decree 227/2025. (VII. 31.), the Otthon Start scheme, a subsidised mortgage popular with Hungarian first-time buyers, can only be used for flats priced at up to HUF 100 million and up to HUF 1.5 million per m². In 2026 this is one of the most important factors in Budapest pricing.

If your flat is valued near the cap, a small difference in price can decide whether these buyers can consider it at all. A 66 m² flat at HUF 1.52 million per m² comes to HUF 100.3 million and is above both limits. The same flat at HUF 1.5 million per m² comes to HUF 99 million and fits. The difference is HUF 1.3 million, but the pool of buyers can be much larger.

What to watch near the cap

The exact floor area, and how it is documented, matters a lot here. Check that the title deed, the floor plan and the listing all show the same figure. We cover the scheme's conditions in more detail in our article on mortgages and state support in 2026.

Documents that help an accurate valuation

  • A current title deed (charges, usufruct, pending entries).
  • A floor plan with dimensions, reflecting the actual layout.
  • The energy performance certificate.
  • Renovation invoices and a short description: what was done, when and at what cost.
  • A service-charge statement and the renovation fund balance.
  • Recent minutes of owners' meetings, including planned or approved works.
  • A year of utility bills, if buyers are likely to ask about energy efficiency.

The fuller the picture, the narrower and more reliable the range a valuation can give.

When to get a professional valuation

An online estimate is enough if you are simply curious or thinking of selling in a few years. A professional, in-person valuation makes sense if:

  • you want to sell within the next few months,
  • the flat is not typical (an attic, a large floor area, a garden, an unusual layout),
  • the flat is near the Otthon Start caps,
  • you need an agreed value for an inheritance, a divorce or co-owners,
  • you are selling and buying at the same time and need to know your budget.

If you would like an accurate picture of your flat's value, you can request a market appraisal from us on our selling page. Afterwards, our property calculators help you work out what you would keep after the sale, and our guide to selling your Budapest flat covers the whole process.

Frequently asked questions

How much is my flat worth in Budapest?

It depends on the district, street, floor, lift, light, condition and the state of the building. An online estimate gives a first idea, but a reliable figure comes from comparing your flat with similar ones that have actually sold.

How accurate are online property valuations in Budapest?

Fine for a first idea, less so for setting a price. They cannot see the flat's condition, light or the state of the building, so the gap to the real sale price can be large.

Who pays for the bank valuation in Hungary?

The bank orders it after the buyer applies for a mortgage, and the cost usually appears among the buyer's loan fees. The seller normally pays nothing, but needs to allow the valuer in.

Why is the bank valuation lower than the agreed price?

The bank values the flat as security for the loan, so it tends to be cautious. If the figure is below the price, the buyer gets a smaller loan and either adds more of their own money or you renegotiate.

Is a free valuation from an agent worth having?

Yes, as long as you know what it is based on. Ask which comparable sales the agent used and how long a sale they are assuming.

The figures in this article are indicative. We can give an accurate view of a specific flat's value after visiting it.
