Dubai is not one city but many very different districts, linked by highways and metro lines. An apartment in Dubai Marina means a different tenant, a different yield and a different daily life from a similarly priced villa in Dubai Hills. That is why we always start with the community and only then look at individual buildings.
Below we go through the six areas we are asked about most. The figures come from 2026 sources: prices per square foot from Property Monitor transaction data for January to June 2026, rents from Bayut's H1 2026 report (advertised rents), and service charges from market summaries built on Dubai Land Department (DLD) data.
The six communities in one table
| Community | Apartment price (AED/sq ft) | 1-bed annual rent (AED) | Typical service charge (AED/sq ft) | Main profile |
|---|---|---|---|---|
| JVC | 1,510 | 79,000 | 15–20 | Yield-focused, accessible prices |
| Dubai Marina | 2,058 | 103,000 | 12–20 | Liquid, waterfront, international |
| Business Bay | 2,547 | 104,000 | 12–25 | Central, many new projects |
| Dubai Hills Estate | 2,432 (apartments) | n/a | building-dependent | Family, green, own use |
| Downtown Dubai | 3,011 | 133,000 | 17–40 | Landmark address, store of value |
| Palm Jumeirah | 4,240 (apartments) | 169,000 | 11–30 | Beachfront, upper tier |
Treat the table as a starting point, not a verdict. Within each area the spread is wide: a branded tower in the Marina can carry two or three times the service charge of a simpler building nearby.
Jumeirah Village Circle (JVC): for yield seekers
JVC is a large, circular residential community on Dubai's inner edge, with many mid-rise buildings, small parks and cafés. It has no metro, so most people drive. Even so, it is one of the most sought-after rental markets, because tenants get a lot for their money.
FAM Properties' July 2026 analysis put JVC's apartment gross yield, based on the last 12 months of resales, at 7.25%, the highest of the communities it covered. Bayut's H1 2026 data puts the average advertised rent for a one-bedroom at AED 79,000 a year.
Suits: a first Dubai investment on a smaller budget, let long term. Watch for: many developers build here, quality varies a lot by building, and steady new supply can cap rental growth.
Dubai Marina: the liquid classic
A district of towers along a man-made canal, with a waterfront promenade, close to JBR beach and served by tram and metro. International tenants, short-stay guests and owner-occupiers all want to be here, so apartments tend to let and sell relatively quickly.
FAM Properties' July analysis put Marina apartment yields at 5.9%. Cushman & Wakefield reported that Marina apartment rents fell 10% quarter on quarter in Q2 2026, a reminder that short-term swings are real here too.
Suits: buyers who want liquidity, predictable demand and the option of short-term letting. Watch for: building systems and service charges in older towers, and whether the building allows holiday letting.
Business Bay: downtown's newer side
A fast-growing district along the Dubai Canal, next to Downtown and the DIFC financial centre. Offices, hotels and residential towers sit side by side, and there are many new and under-construction projects. Per Bayut's H1 2026 data, one-bedroom apartments advertise at around AED 104,000 a year, on a par with the Marina.
Suits: apartments let to young professionals, and buyers who want to be near Downtown at a lower entry price. Watch for: heavy new supply. Cushman & Wakefield reported Business Bay apartment prices down 7% quarter on quarter in Q2 2026.
Dubai Hills Estate: for families and own use
Emaar's green master plan is built around a large park, a golf course, a mall and schools, with villas, townhouses and apartment buildings. The emphasis is on quality of life rather than maximum yield. Villas averaged AED 2,896 per sq ft in the first half of 2026.
FAM Properties found apartment gross yields of 5.69% and villa yields of only around 3.33%. That pattern is typical: family villa rents do not keep pace with prices, but tenants tend to stay longer.
Suits: families who will use the home part of the time and think in terms of preserving value. Watch for: the lower villa yield, and the fact that long-term value here depends on the quality and upkeep of the community.
Downtown Dubai: the landmark address
Home to the Burj Khalifa, Dubai Mall and the Opera. Limited land, a strong name and plenty of short-stay visitors. Bayut puts the average advertised rent for a one-bedroom at AED 133,000 a year.
Yields are lower: Bayut's 2025 data showed 5.78%. Cushman & Wakefield reported the steepest apartment rent fall here in Q2 2026, 14% quarter on quarter, with prices down 7%.
Suits: buyers who want a well-known, internationally recognised address and think about long-term value. Watch for: high service charges in some towers, and larger short-term swings.
Palm Jumeirah: beachfront, limited supply
The palm-shaped island offers apartments with private beach access, villas and branded residences. In the first half of 2026 apartments averaged AED 4,240 and villas AED 8,070 per square foot, by far the highest of the six.
Suits: larger budgets, own use, or high-end short-term letting. Watch for: big price swings. Cushman & Wakefield reported Palm apartment prices down 9% quarter on quarter in Q2 2026. A longer horizon matters especially here.
Which one suits you?
- First investment, smaller budget, long-term letting: JVC, or the similar Jumeirah Lake Towers (JLT).
- Balanced yield and liquidity: Dubai Marina, Business Bay.
- Value retention, known address: Downtown Dubai, Palm Jumeirah.
- Family, own use, garden: Dubai Hills Estate.
- Golden Visa with two smaller units: two apartments in JVC or Business Bay can together reach AED 2 million. See our Golden Visa guide.

And what to check in the building
Within one community, the difference between two buildings can be bigger than between two communities. We always check:
- Service charge. The DLD service charge index shows it by building. A higher rate can take thousands a year off your yield.
- Cooling. Whether district cooling is included in the service charge or billed separately.
- View and future construction. Today's open view can disappear when a neighbouring plot is built on. Check the area's development plans.
- Parking and access. How many parking spaces come with the unit, and how far it is to the metro or tram.
- Short-term letting. Whether the building or community allows it, if that is your plan.
- Developer and management. How the building looks after five or ten years, and how well the common areas are kept.
Frequently asked questions
Which area has the highest rental yield?
2026 data shows gross apartment yields above 7% in mid-market communities such as JVC and JLT. Net yield after service charges and management is lower.
Where is it easiest to sell later?
Where turnover is high and steady and tenants are plentiful, for example Dubai Marina, Business Bay, JVC and Downtown. A well-maintained building and a realistic price make a big difference there.
Is a villa a good investment?
On pure yield, less often, because villa gross yields are lower than apartments. For family use or long-term value, especially in well-kept green communities, it can be a good choice.
How reliable are these figures?
Prices and fees vary by source and method, and advertised rents do not always match signed leases. For any specific property we always work from recent DLD-registered sales and leases.
Which area is best for a Golden Visa purchase?
Wherever AED 2 million is a good buy in its own right. In Downtown that means a smaller apartment; in JVC a larger one or two smaller units. If rental yield matters too, two smaller apartments are often the better answer; for your own use, one larger home in a good community.
